What to Look for in a STR Management Agreement

Before signing on, ask for a copy of their contract. Here’s what should be in it — and what to look for:

Key Sections to Review:

1. Fee Structure

  • Standard: 15–30% of gross bookings
  • Optional add-ons: linen service, marketing fees, setup/onboarding costs

2. Term and Termination

  • Month-to-month or 12-month contracts are most common

  • When do you get paid? Monthly? Biweekly?
  • Are there reserves held for expenses?

6. Guest Damage Handling

  • Who handles Airbnb/VRBO claims?
  • Are they proactive about recouping damages?
